Tax-Effective Wealth Building

Why Use Your SMSF for Property?

Self-managed super funds offer powerful tax advantages for property investment. Rental income is taxed at just 15% in accumulation phase (0% in pension phase), and capital gains receive significant concessions — 10% tax after 12 months, or completely tax-free in pension phase.

With proper structure and compliance, your SMSF can borrow to acquire residential, commercial, or industrial property, accelerating your retirement wealth while maintaining control over your investment strategy.

FAQ

Common SMSF Lending Questions

Answers to frequently asked questions

What is a Limited Recourse Borrowing Arrangement (LRBA)?
A Limited Recourse Borrowing Arrangement is a specific loan structure that allows your SMSF to borrow money to acquire property. The property is held in a separate bare trust, and if the loan defaults, the lender's recourse is limited to the property itself — they cannot access other SMSF assets. This structure is permitted under Section 67A of the SIS Act.
Can my SMSF buy property from me personally?
No. The SIS Act prohibits related party acquisitions except in very limited circumstances (primarily business real property). Your SMSF cannot purchase residential property from you, other trustees, members, or related parties. The property must be acquired from an unrelated third party at market value.
How much deposit does my SMSF need?
Generally 20–30% depending on property type and lender. Some lenders offer up to 80% LVR for residential property (20% deposit required). Commercial property typically requires 30% deposit (70% LVR maximum). Your SMSF must also maintain sufficient liquidity for loan repayments, property expenses, and ongoing fund costs.
Can my business rent property from my SMSF?
Yes, but only if it's business real property (commercial or industrial). Your related party business can lease commercial property owned by your SMSF, creating tax deductions for your business while building super wealth. The lease must be at market rates, properly documented, and comply with arm's length requirements.
How long does SMSF loan approval take?
Typically 4–8 weeks from initial application to formal approval, longer than standard home loans due to additional compliance checks. The timeline depends on SMSF preparation (current financials, compliant deed, clear strategy), property type, and lender workload. We recommend starting early if purchasing at auction or in competitive markets.
