This comprehensive calculator projects your investment returns over your intended holding period.
Key metrics: Upfront costs, monthly cash flow, capital growth, and total equity accumulation through both rental income and property appreciation.
Property investment returns typically come from two sources: rental income (cash flow) and capital appreciation. Long holding periods allow you to benefit from both.
Important Disclaimer & Assumptions
Assumptions: Projections assume constant growth rates and rental yields, which is unrealistic over long periods. Actual returns will fluctuate with market conditions. Does not account for renovation costs, tenant default, regulatory changes, or land tax. Capital growth assumptions are not forecasts.

Key metrics include rental yield (gross and net), cash flow after all expenses and tax, capital growth potential, total return on investment, and the property's impact on your borrowing capacity. Consider location, tenant demand, and future development in the area.
A good total return (yield + capital growth) is typically 7-10% per year. This varies by location and strategy. Cash flow positive properties may yield 5-8% rent but lower growth, while growth-focused properties in capital cities may yield 3-4% rent but achieve 5-7% capital growth.
Most lenders require a minimum 10-20% deposit for investment properties. With less than 20%, you'll pay LMI. Some lenders allow using equity from an existing property as a deposit. Investment loans typically have slightly higher interest rates than owner-occupied loans.
