Equity is the difference between your property value and mortgage balance. You can release this equity to use as a deposit for investment properties or other purposes.
LVR (Loan-to-Value Ratio): The percentage of property value you can borrow. Most lenders allow up to 80% without lenders mortgage insurance (LMI).
Borrowing at 80% LVR typically avoids LMI costs. Going above 80% usually incurs insurance but may still be worthwhile for investment purposes.
Important Disclaimer & Assumptions
Assumptions: Usable equity assumes standard LVR limits. Actual available equity depends on current property valuation (which may differ from your estimate), lender policies, and your financial circumstances. Property values can decrease.

Usable equity = (Property value × 80%) - Current loan balance. For example, if your property is worth $800,000 and you owe $400,000, your usable equity is ($800,000 × 0.80) - $400,000 = $240,000. The 80% limit avoids LMI on the additional borrowing.
Home equity can be used for investment property deposits, renovations, debt consolidation, share investments, or other purposes. Using equity for investment purposes may offer tax benefits as the interest on investment borrowings is generally tax-deductible.
You can access equity through refinancing to a higher loan amount, setting up a separate investment loan, or establishing a line of credit. Your lender will require a property valuation and assess your ability to service the additional debt.
