Answers to the questions we get asked most often about investment property finance.
Most lenders require 10–20% deposit for investment properties. Some lenders accept 10% with Lenders Mortgage Insurance (LMI), but 20% avoids the additional LMI cost and typically secures better interest rates. Using equity from an existing property can serve as your deposit.
Interest-only improves cashflow and maximises tax deductions but doesn't build equity. Principal & interest builds equity faster but has higher repayments. Your choice depends on your investment strategy, income situation, and portfolio goals. Many investors use interest-only for the first 5–10 years.
Yes, this is one of the most common strategies. We can help you release equity from your home (up to 80% LVR typically) to use as a deposit on your investment property. This allows you to invest without saving a separate cash deposit.
Cross-collateralisation links multiple properties as security for one loan. While it can help you borrow more, it limits flexibility, complicates future property sales, and gives the bank more control over your portfolio. We typically recommend standalone securities for each property to maintain flexibility.
Yes, investment loan rates are typically 0.2–0.5% higher than owner-occupied rates. Interest-only loans also attract a small premium. Despite the higher rates, property investment can still be highly profitable due to capital growth, rental income, and tax benefits. We'll find you the most competitive rates available.
Most lenders use 80% of expected rental income (called 'shading') when calculating your borrowing capacity. This accounts for potential vacancies and property expenses. Some specialist lenders use higher percentages, which can increase your borrowing power significantly.
